Most structures are built upon solid soils that firmly support foundations, and never experience settlement. However, soft soils can be found below some foundations and the structure will experience settlement. Fortunately, there are methods available to safely and permanently stabilize these structures.

There are numerous techniques to stop settlement problems and lots of different types of contractors doing this type of work. A couple of the processes are pressure grouting and steel underpinning. Often these two techniques are used together to offer the best possible fix. Typically pressure grouting is used to consolidate soils and improve bearing capacities so that settlement of the underlying soils stop consolidating below the foundations. Unfortunately, soil improvement isn’t always possible or affordable.
Steel underpinning is an effective alternative that totally takes the load of the foundation system off the soft soils and extends it deep into the ground to bedrock or a load bearing strata capable of supporting the structure.
Steel underpinning is an economical solution that is fast, non-intrusive, clean, and free of vibration and noise compared to other techniques. The work can be performed in tight spaces , inside and outside, with minimal disturbance to the surrounding areas. In most cases the foundations can be raised back into position closing cracks and correcting other structural problems caused by the soft soils.
Steel underpinning won’t affect the aesthetics of the structure because the installed system is completely below the ground when installed correctly.
